Residential property

You can use capital from the pension fund to finance owner-occupied residential property.

Living the dream in your own home: the pension fund offers you the option to finance owner-occupied residential property using your savings capital. You have two options to choose from:

  • Advance withdrawal: by withdrawing your savings capital in advance, you create additional equity, allowing you to reduce your interest costs.

  • Pledge: With a pledge, you can defer the amortisation of an existing mortgage or benefit from a lower interest rate for a second mortgage. Your savings capital will remain unchanged.

You can use an advance withdrawal or a pledge for the following purposes:

  • Construction of residential property as the building contractor

  • Construction of residential property under a contract for work and services

  • Acquisition of residential property

  • Amortisation of an existing mortgage

  • Acquisition of a share in a cooperative residential association

  • Value-adding investments in a home

What impact will an advance withdrawal have?

Good to know

  • An advance withdrawal will reduce your savings capital, and this will have an impact on your pension fund benefits.

  • You can only make additional purchases again once you have repaid the advance withdrawal in full.

  • Further information on advance withdrawal can be found in the corresponding leaflet, “Advance withdrawal in the context of the promotion of home ownership”.

What you need to do next

  • Check your pension certificate to see how much you can use to finance residential property.

  • Depending on what you intend to use the capital for, apply using the advance withdrawal form or the pledge form, or apply in Connect under “Requests: Advance withdrawal for home ownership”.

  • Please submit all the required documents in full.
